Freehold Purchase for UCLHC
Acting on behalf of The University College London Hospital NHS Foundation Trust Charity, Dron & Wright acquired the freehold interest of 170 Tottenham Court Road from Derwent London Plc.
The building had been refurbished by Derwent to a Grade A standard and sold with vacant possession on the 1st to 6th floors inclusive, with the ground floor occupied by Santander and The Futon Company.
The 1st to 4th floors have been refurbished with air conditioning and raised floors and the 5th and 6th floors left in shell condition. The Charity will be converting these two floors to a hotel, providing high quality accommodation to patients being treated at UCLH.
The 1st to 3rd floors are currently under offer to NHS related organisations, with the 4th floor still fully available.
Commenting on the transaction, Andrew Simpson stated:-
“This is an extremely important purchase by the Charity, as the building fits strategically into the campus being developed by UCLH. Not only will the building be able to provide high quality, overnight accommodation for patients being treated at UCLH, it will also provide an income stream which allows the Charity to provide further investment directly back into the hospital.”
